“Manasota Key” is not one exposure. The Gulf side, Lemon Bay side and areas influenced by passes or changing shorelines require distinct analysis and may involve different coastal controls.

Gulf and bay conditions differ

Open-Gulf wave climate, beach and dune processes, setbacks and coastal construction review are different from a sheltered bay or canal wall. Do not transfer a wall detail from one side of the barrier island to the other without design review.

Lines and jurisdictions must be verified

County jurisdiction, property boundary, mean high water, Gulf Beach Setback Line and Florida's Coastal Construction Control Line can affect a project depending on location and scope. Use current county and FDEP sources plus a qualified survey.

Storm history should inform, not dictate

Ian, Helene and Milton affected the regional shoreline in different ways. Site elevations, orientation, prior damage and repairs determine the current property question.
