Buying a Waterfront Home With a Seawall

A general home inspection may note visible seawall concerns without determining the condition of hidden anchors, embedment, soil or underwater components. Define the scope you need before the inspection period expires.

Request the property record, not just a disclosure answer

  • Original and later seawall permits
  • Signed and sealed plans, surveys and inspections
  • Repair contracts, invoices and warranties
  • Pre- and post-storm photographs
  • Dock, lift, pool and drainage permits
  • Insurance claims and engineering reports where available and legally disclosable

Inspect the system and the land behind it

Record wall alignment, joints, cap, material deterioration, toe visibility, ends and attached structures. Also look for yard depressions, paver settlement, patched voids, drainage paths and recent fill.

Clarify professional scope

Ask whether the evaluation is visual only, includes survey measurements, includes underwater observations, reviews plans and permits, or provides an engineering opinion. “Seawall inspection” is not a standardized promise unless the scope is written.

Translate condition into ownership decisions

If significant work may be needed, obtain defined repair or replacement scopes, realistic permit assumptions and access considerations. Purchase-price negotiation is separate from determining technical need; use appropriate real-estate and legal professionals for the transaction.
